Rancho Cucamonga Neighborhoods: A Local Guide
Rancho Cucamonga Neighborhoods: An Insider's Guide
I've worked this market since 1989 and watched Rancho Cucamonga grow into one of the Inland Empire's most in-demand cities. Newcomers are often surprised how different one part of the city feels from another — this guide breaks it down.
City at a Glance
Rancho Cucamonga sits at the base of the San Gabriel Mountains in San Bernardino County, bordered by Upland, Ontario, and Fontana. Population is just under 175,000, spanning four zip codes: 91701, 91730, 91737, 91739. The I-10, I-15, and SR-210 all run through or near the city, and Cucamonga Station is developing into a multimodal hub with Metrolink, buses, and planned high-speed rail. This isn't one market — it's several, split largely by elevation and construction era.
Neighborhoods
Alta Loma (north/foothills): Larger lots, equestrian zoning, mostly 1970s–80s construction with some newer builds. Median listing $1,065,000 (Realtor.com); Redfin median sale ~$1,046,148.23,468 residents), more accessible pricing than the foothill neighborhoods.
Etiwanda (east, near SR-210): Newer homes (late 1990s–2000s), bigger floor plans, three-car garages. Redfin median sale ~$1,003,662. North Etiwanda ranks among the city's priciest areas, with median listing ~$1,394,388 (Realtor.com).
Victoria/Victoria Gardens: Central, walkable, anchored by the Victoria Gardens retail/dining/entertainment center and Cultural Center (library, performing arts, STEM space). Median listing ~$784,000 (Realtor.com); Redfin shows Victoria Gardens median sale ~$642,450.
Terra Vista: Master-planned by the Lewis Group, ~18,485 residents, very walkable. Many homes predate Mello-Roos financing, so carrying costs can be lower than newer tracts.
Day Creek/East Side (near SR-210): Newer subdivisions, larger layouts, strong retail access. North Day Creek median home value ~$1,286,761 (Zillow). Watch for HOA dues and Mello-Roos, which can push effective tax rates to 1.5–1.8%.
Southwest Rancho Cucamonga: Most walkable area (
Red Hill: Established, quieter residential area near the historic Red Hill Country Club, tree-lined streets, central location.
Housing Numbers
Sources vary but tell a consistent story of a multi-tier market:
Houzeo: median sale $797,500 (up 0.96% YoY, June 2026, 231 homes sold)
Redfin: citywide median sale $765,000 (3 months ending May 2026, down 4.4% YoY)
Zillow: average home value $789,064 (as of June 30, 2026)
Realtor.com: median listing $839,500
By zip code, 91730 median listing is $630,000 vs. $1,135,000 in 91739 — same city, different worlds a few miles apart. High-end pockets like Deer Creek ($1,719,283), Hermosa ($1,340,859), and Trails ($1,232,742) show the range (Zillow). Single-family homes had a median sale price of $905,000 in June 2026, versus $530,000 for condos.
Amenities
The city has 30+ active parks, including Central Park (57,000 sq ft facility on 30 acres). Programming includes free summer Concerts in the Park, Movies in the Park, youth sports, and aquatics. The Pacific Electric Trail runs 21 miles along a historic rail corridor for walking, running, and biking. Victoria Gardens remains the city's social and retail hub, and the Rancho Cucamonga Quakes (Single-A affiliate of the LA Angels) play at the Epicenter.
Getting Around
Mostly car-dependent, though Terra Vista and Southwest RC are the most walkable. SR-210 connects directly to I-15 and I-10 for commutes toward LA or Ontario. Metrolink offers regional rail, and the future Cucamonga Station will add high-speed rail and bus rapid transit.
Bottom Line
Redfin data shows top inbound relocation markets include San Francisco, Seattle, Chicago, and Washington D.C. — people are drawn by the combination of space, mountain scenery, and suburban quality of life at a price point that's hard to match elsewhere in Southern California. With nearly 40 years in this market, I'm glad to give an honest read on any neighborhood that fits your priorities.
