Rancho Cucamonga Neighborhoods: Homes, Prices & Areas Guide

Rancho Cucamonga is a city that changes noticeably as you move across it. Drive north toward the San Gabriel Mountains and the lots get bigger, the streets get quieter, and the asking prices climb. Stay near the central corridors and you'll find planned communities with walkable retail right outside the door. Head south and the price points become more attainable. We've been working this market for close to 40 years, and that range is exactly what makes Rancho Cucamonga such an interesting place to shop for a home. Whether you're relocating from out of state or just getting your bearings, here's how the city actually breaks down, neighborhood by neighborhood.

How Rancho Cucamonga Is Laid Out

The incorporated city of Rancho Cucamonga sits in San Bernardino County, bordered by Upland to the west, Ontario to the south, and Fontana to the east. It sits approximately 37 miles east of downtown Los Angeles and has direct access to the I-10, I-15, and SR-210 freeways. The city spans four ZIP codes: 91701, 91730, 91737, and 91739.

Think of the city in four broad zones. Alta Loma occupies the northwest, pressed up against the foothills. Etiwanda is the master-planned eastern side. Victoria and Terra Vista form the central core. South Rancho Cucamonga is the most accessible price tier. Each zone has its own housing character, and understanding the geography is the first step to narrowing your search.

Rancho Cucamonga Neighborhoods: Area by Area

Alta Loma

Alta Loma is the city's semi-rural northwest corner, and it reads differently from the rest of Rancho Cucamonga the moment you drive in. City planning documents describe it as the most authentically semi-rural community in the city. Lots tend to be larger here, many of them dating to developments built in the 1970s and 1980s, when parcels were platted generously. Streets are quieter and more residential in feel, with commercial corridors concentrated along SR-210 rather than woven through the neighborhoods.

According to Redfin, the Alta Loma area carries a median sale price around $994,661. Realtor.com lists the median listing price for Alta Loma at $1,097,500, with a listing price per square foot of $466. That premium reflects the larger lots, the foothill proximity, and the consistent demand this part of the city sees.

The Alta Loma School District serves this area. For buyers who want room to breathe and a settled, established feel, Alta Loma tends to be the first conversation we have.

Etiwanda

Etiwanda sits on the eastern edge of the city and it's the newer, more deliberately planned side of Rancho Cucamonga. City planning describes it as traditional, suburban, and very low density, with an emphasis on preserving the character of the original settlement. Many homes here were built in the late 1990s and 2000s, so you'll find more consistent subdivision layouts, planned streets, parks, and HOA-managed communities.

The Etiwanda School District serves this area. Etiwanda High School is among the public schools serving residents here.

Pricing in Etiwanda reflects its demand. Redfin puts the Etiwanda area median sale price at $1,173,350. Realtor.com lists the Etiwanda median listing price at roughly $1,040,000, and North Etiwanda carries a median listing price of $1,390,000, with a price per square foot around $413. That spread tells you something: the closer you get to the foothills in the north, the more you'll pay.

We tell buyers considering Etiwanda to think carefully about which specific subdivision they're targeting. Not every street in a ZIP code performs the same way, and within Etiwanda there's a real difference between a newer planned community with full HOA amenities and an older, more independent subdivision a mile away.

Victoria Area

The Victoria area sits in the central part of the city and it's anchored by Victoria Gardens, the city's open-air retail and entertainment center. Victoria Gardens spans 147 acres and includes over 150 retailers and restaurants, AMC Theatres, and the Victoria Gardens Cultural Art Center. Living near Victoria means shorter drives for most errands and a walkable lifestyle by Inland Empire standards.

Housing in the Victoria area runs a range of styles, from single-family homes to townhomes and condominiums. Realtor.com lists the median listing price for the Victoria neighborhood at $764,450, with a listing price per square foot of $432 and a median monthly rental price of $3,500. Homes.com notes a median price around $800,000 for single-family homes in the Victoria area.

This is the neighborhood we point to when someone asks about convenience. The trade-off is that you're living adjacent to one of the city's most active retail corridors, which brings energy and foot traffic that not every buyer wants.

Terra Vista

Terra Vista is a master-planned community in the central part of Rancho Cucamonga. It's one of the more walkable areas in the city and has tree-lined streets with a consistent, planned feel. Commercial access is strong here, with Terra Vista Town Center serving as a neighborhood retail hub.

Realtor.com lists the Terra Vista median listing price at $599,900 and a listing price per square foot of $413, with a median rental of $3,300 per month. That makes Terra Vista one of the more accessible entry points in the city for buyers who want a central location without Alta Loma or Etiwanda prices.

Housing in Terra Vista includes a mix of single-family homes, condominiums, and townhomes. The planned community design means streets, parks, and landscaping tend to be well-maintained, often with HOA oversight.

Southwest Rancho Cucamonga

Southwest Rancho Cucamonga is the city's most walkable area and one of its more accessible price tiers. Realtor.com lists the median listing price here at $630,400, with a price per square foot of $415. This part of the city has a population of approximately 23,468 residents.

Homes here tend to be older and more varied in style than the newer planned communities to the north and east. Buyers who want more city for their dollar, and who are comfortable with an established neighborhood that wasn't built under a single master plan, often find this area worth a close look.

Caryn

Caryn is a residential area in the central-eastern part of the city. Realtor.com lists the Caryn median listing price at $787,000, with a price per square foot of $479, one of the higher per-square-foot figures across the city's named neighborhoods. That suggests homes here tend to be smaller or more updated than the raw listing price might imply.

North Etiwanda

North Etiwanda sits at the upper reaches of the city's eastern zone, closer to the foothills. Realtor.com lists the median listing price here at $1,390,000, making it the highest-priced named neighborhood in the city by that measure. Homes in this area tend to offer more space and elevation, with mountain views and a quieter residential character. Lot sizes are generally larger as you move north.

For buyers in the luxury range, the foothill communities of Alta Loma and North Etiwanda, along with communities like Deer Creek and Carriage Estates, represent the upper tier of the Rancho Cucamonga market. These areas have historically carried strong demand from buyers who want privacy, space, and proximity to open land.

Housing Styles and Price Ranges in Rancho Cucamonga

Rancho Cucamonga's housing stock covers a genuinely wide range. According to Houzeo, condominiums average around $549,888 citywide, while single-family homes average $902,500. The median sale price across the city, according to Houzeo, sits at $815,000. Redfin puts the median sale price over the three months ending July 2026 at $800,000. Zillow's home value index as of July 31, 2026 shows an average value of $788,806.

Realtor.com shows a citywide median listing price of approximately $803,000, a median sold price of $820,000, and a price per square foot of $428.

The city's ZIP codes reflect these differences clearly. The 91730 ZIP carries a median estimated value around $689,963 at $449 per square foot. The 91701 ZIP comes in at roughly $847,783 at $465 per square foot. ZIP codes 91737 and 91739, which cover the upper Alta Loma and Etiwanda areas, carry median estimated values above $1,000,000.

Home styles range from single-story ranch homes built in the 1970s in the older northern neighborhoods to two-story planned subdivision homes from the 1990s and 2000s in Etiwanda and Terra Vista. Luxury custom homes sit in the foothill communities to the north. Townhomes and condominiums are more common in the central and southern areas of the city.

One thing we watch closely is days on market. Redfin shows homes selling in around 43 days on average. Houzeo puts the figure at 51 days for July 2026. Both numbers are worth knowing, because a home sitting longer than the average is often one where the pricing or condition needs a second look.

Amenities, Parks, and Shopping in Rancho Cucamonga

Victoria Gardens is the city's central retail and lifestyle anchor. The open-air center spans 147 acres, includes over 150 stores and restaurants, retailers like Apple, ZARA, Nike, and Macy's, dining options including The Cheesecake Factory and Brio Italian Grille, AMC Theatres, and the Victoria Gardens Cultural Art Center. City planning documents describe Victoria Gardens as the city's new downtown.

Terra Vista Town Center and Haven City Market round out the major retail destinations. For buyers who want daily errands close to home, the central neighborhoods near these corridors offer the strongest convenience.

Central Park is a 103-acre park featuring playgrounds, sports fields, and a lake. Red Hill Community Park and Heritage Community Park also serve as community anchors. Rancho Cucamonga High School, Los Osos High School, and Etiwanda High School are among the public high schools serving residents.

Getting Around Rancho Cucamonga

Rancho Cucamonga gives commuters solid freeway access. The I-10, I-15, and SR-210 all run through or adjacent to the city, connecting residents to Los Angeles, Orange County, and the broader Inland Empire. Ontario International Airport is nearby, which matters for buyers who travel frequently.

The city is car-dependent by design. Most daily trips require a vehicle, and buyers coming from walkable urban environments should plan for that adjustment. The Pacific Electric Trail helps with non-motorized movement across parts of the city, but it doesn't replace a car for most errands outside of the central areas.

If you're relocating from out of state and planning to commute into Los Angeles County, we always recommend driving the route at commute hours before you commit to a neighborhood. The difference between a 40-minute and a 90-minute commute can sometimes come down to which part of Rancho Cucamonga you're leaving from.
